Why stay at a vacation home rather than a hotel or resort?
Privacy, luxury, and value are the first of many reasons. Hotels and resort can't offer you complete privacy. Hotel and resort amenities are used by all the guests so you have to share pools, spas etc. with strangers. Hotel rooms are small and have limited amenities. A villa is an entire home, large and fully equipped with appliances. Pools, spas, games rooms and all other luxuries are for your exclusive use. Villas come equipped with kid's features like, cribs, toddler beds, strollers, high chairs, kid's dishes and cutlery, toys, videos, PS2 or XBox. Our vacation homes have fun, themed bedrooms for the family to enjoy. Cost per person is significantly lower at a vacation home. A room at a hotel or resort is mostly just a place to sleep and store luggage. A villa is a vacation in itself, a place to enjoy your vacation in privacy and luxury with your family.

How does the cost of a vacation home differ from that of a hotel or resort?
Most often the cost of a vacation home per person is much less than the price of staying at a hotel, and a vacation home has a private pool and spa, fully quipped kitchen, games room with full sized pool table, Air hockey table, and foosball table, at least one big screen 52 inch TV plus TV's in each bedroom, DVD players PS2 or XBox, gas barbeque, and baby equipment, all available for your private enjoyment 24 hours a day.

How many guests do you need to make a vacation rental worthwhile as compared to a hotel?
Basically, as soon as you have more people than can fit in a single hotel room you are better off renting a villa. Depending on where you stay, a hotel room with two double beds can cost as much or more than a vacation home, not to mention a vacation home has many luxuries and amenities not found in most hotels and even if hotels do have them they are shared with other guests. The more people that come, the more you save. To get a good idea of value take the total cost per night of the vacation home and divided by the number of guests. This gives you the cost per person per night and can the value of a vacation home in perspective. For example, two families consisting of two parents and two children staying at a 5 bedroom villa at $150 dollars a night are paying about $20 per night per person. Even a simple hotel room at $80 per night for 4 people will cost the same. And in a Tourist area like Disney World hotels are much higher per night than average.

What is the usual time frame of a vacation rental?
Most guests rent a vacation home for one or two weeks, usually from Saturday to Saturday. Three week rentals are also common.

Does the vacation rental need to be from Saturday to Saturday exclusively?
Saturday to Saturday is the standard booking period. Normally a villa rental period begins and/or ends on a Saturday. However, it is not uncommon for a stay to begin or end mid week, especially with stays longer than one week. We are happy to accommodate mid week rentals whenever possible. For midweek rentals each request is looked at individually to see if it will fit into the schedule. Mid week vacation home rentals are more difficult to accommodate in high season.

How far ahead can I or should I book our vacation rental?
Reservations can be made as far in advance as you like. Some dates like holidays, spring break and summer months can book up a year or more in advance. If your dates are flexible it is easier to find open dates, but if your dates are fixed or you want dates that are in high demand we recommend booking as soon as you know your plans.

Does the villa rate vary depending on the number of people staying in the villa?
Sterling Vacation Home's villas rent for a flat rate per night. The cost does not depend on the number of persons. That is great news for renters because the larger your group the less it costs per person to stay. Please just remember that each home has a state legislated maximum number of guests that are allowed.

How does check-in work?
Check-in is simple. Our vacation rentals have a keyless entry system. We provide you with a gate code for gated rental communities and a door code for the rental property. The codes are valid for your vacation rental period. You will receive check-in instructions that come complete with travel directions from airports and all major highways and helpful tips for your vacation.

When is check-in and check-out time?
Your vacation home will be available for check-in at 4:00 pm. Check-out time is 10:00 am.

Can I check in early?
Our cleaning staff needs time to clean the vacation homes properly and wash and dry the laundry. This takes time. It is very likely (especially if you are checking in on Saturday) that the last guests left earlier that same morning so the vacation home is cleaned just prior to your arrival.

What if there is a problem with the home or I have a problem while I am there?
We have local property managers who maintain our vacation homes and provide assistance 24 hours a day, 7 days a week. This information is given to you prior to your arrival at the vacation property and is also listed in the Guest Information Book found in each villa.

Do you offer last minute deals?
If you decide last minute or spur of the moment to go on vacation, go ahead and give us a call. Depending on the season, chances are something might be available and we can offer you a deal. But if you have to book time off work and plan for vacation time in advance, then waiting to make your booking until the last minute is risky. Often dates have to be flexible for last minute deals and if your dates are fixed and you have waited to book hoping to find a last minute deal you may find that nothing is available and end up paying more for a hotel. That being said, we don't want our villas to sit empty, so if you find dates available you can book them on short notice and you may receive a discounted rate.

Are there a minimum number of nights required for a booking?
Normally our villas rent for a minimum of 5 nights; however you can book fewer nights depending on the season, although there is an additional cleaning charge. Stays of one to two weeks from Saturday to Saturday are most common.

Should I go to a time share presentation?
I would strongly recommend not attending the time shares sales offers. It will cost you and your family an entire morning of your vacation and it is extremely high pressure sales. Your time is worth money and is worth more to you than any discount they may offer.

Is there shopping near the vacation home?
All of our vacation rentals are well situated for shopping. Within minutes you can be at many grocery stores, outlet malls, indoor shopping malls, outlet stores, flea markets, and entertainment/shopping centers. Orlando is a great place to shop. If you love to shop you will love Orlando.

How close are the grocery stores?
Each of the vacation homes is less than 2 miles from a few grocery stores. For your convenience we mail out an information page with the location of the grocery stores and the Wal-Mart closest to each home.

Do the grocery stores prepare meals that I can preorder?
Yes, the Publix grocery stores offer this service. They sell meals for set numbers of people. You can preorder this and go pick it up at the store. This is a good service, especially for holiday dinners. All you need to do is heat the food up at the villa.

Do the grocery stores have good birthday cakes?
Publix has a great selection of birthday and all occasion cakes. You just order from the bakery a few days before you need it and pick it up.

How close is the nearest Wal-Mart?
The closest Wal-Mart to our vacation homes is a brand new Super Wal-Mart. It is less than 2 miles from the Dolphin Springs villa and the Forest Springs villa. It is less than 5 miles to Captain Nemo's villa and the Formosa Springs villa.
